Plan review
Plan review before you file. Sheet by sheet, the way an examiner reads it.
Upload your drawings with the permit package and MiamiPermitAI reads every page as a Miami-Dade plans examiner would, then writes the comments a reviewer would write, each tied to the sheet it is about.
Every finding points at the sheet
A finding that cannot be located on the drawings is not reported. Each one carries:
- Where: the sheet number from the title block and the page in the file.
- What is there: the note, label, dimension or blank field, quoted or described exactly.
- Why a reviewer would flag it, in one sentence.
- The fix: what to change on the drawings.
- A code section only when it is certain. Otherwise none is given rather than a guessed one.
No header detail for the new opening in the load-bearing wall
What is drawn
The kitchen plan removes 9 ft of the bearing wall between kitchen and dining; no header size or support is shown.
Why a reviewer would flag it
Structural review needs the header and its supports specified before the plans can be approved.
Fix
Ask your engineer to add the header size and post details to A-201 or a structural sheet.
Illustrative example.
Severity is the consequence, not the topic
- Critical
The set would be refused at intake or cannot be approved as drawn: a missing seal on sealed work, work drawn that the permit does not cover, a required sheet absent.
- Major
A reviewer would issue a correction comment.
- Minor
A clarity or completeness point unlikely to hold up approval.
What it checks
The checklist depends on the permit. Every set is checked for the basics; each kind of work adds its own items. Every item gets an answer, so a missing detail shows up as a gap rather than as silence.
Every plan set
- Title block names this project and address
- Sealed and signed by the design professional
- Every sheet in the index is in the set
- Drawings show the scope on the application
- Code edition stated
- Drawn to scale and legible
Building work: additions, alterations, new construction
- Dimensions agree across sheets
- Egress: exits, doors and bedroom windows
- Smoke and CO alarms shown
- Structure: loads, notes and details
- Wind design criteria stated
- Energy compliance shown
- Electrical, plumbing and mechanical work shown
- Flood zone and elevations
Windows, doors, shutters and roofing
- Product approval for each product
- Design pressures shown and sufficient
- Schedule locates each opening or product
- Installation and anchorage details
- Wind design criteria stated
Electrical, plumbing and mechanical
- Riser or one-line diagram
- Load or sizing calculations
- Equipment or fixture schedule
- New work located on a plan
Fences and signs
- Site plan with property lines and setbacks
- Heights and dimensions shown
- Consistent with the survey
Demolition
- Extent of demolition shown
- Site plan
- Pass
- Only when the evidence was seen, and the sheet it is on is named.
- Issue
- A problem was seen; it comes with a finding.
- Not shown
- The set does not show it. Often the most useful answer: the examiner will ask for it too.
- Not applicable
- The check does not apply to this scope of work.
Where it fits
Plan review runs alongside the package check when you analyze a project. The report has a Plan review tab with findings grouped by sheet, and the PDF report includes them, so you can hand the list to your architect or engineer. The requirements behind the package check come from the authority that issues your permit: see the permit guides for all 35 in Miami-Dade.
What it is not
Plan review flags potential issues. It is advisory: it does not replace your architect or engineer, it is not a building official’s review, and it cannot guarantee approval. It reports only what is in the files you upload, and it can miss things, so the design professional and the examiner keep the final word. MiamiPermitAI does not submit permits; you file with the permitting authority yourself.
