Online portal

The City publishes online permit application instructions and a submittal portal, and runs a Community Development Web Portal (eTRAKiT). Its permits desk is permits@cityofaventura.com.

Where plans and documents go

More than one way

Files are dropped into the City’s e-Permits submittal box, including “a PDF of the filled-out, signed, and notarized Building Permit Application”, with plans unlocked. The subject line carries the folio number — or “Correction”/“Revision” plus the folio and permit number — and the message states the work address and which of the three it is. For Miami-Dade Fire Rescue and DPERA reviews the City asks for “2 sets of plans and a municipal intake application to the Permit Records Section”.

Status and corrections

More than one way

Within two working days the Building Division E-Permits team emails confirmation that the submittal was accepted for review, or asks for what is missing. The Community Development Web Portal separately gives “track real-time status on permits, licenses, and code enforcement cases”. Corrections for all trades must be submitted together with a narrative response letter — “Corrections submitted separately or without the narrative will be held”.

Fees

City of Aventura’s fee schedule: City of Aventura — Building Permit Fee Schedule, effective The document reads “Effective July 8, 2026” on its cover and “Revised July 8, 2026” in its footers, notwithstanding the “Updated November 2020” label on the City’s page (Issued by the Community Development Department; the document states no adopting ordinance on its cover).

Charged on top: Double fee for work started before a permit, plus a flat penalty, escalating on a second and later offence; Re-inspection fee per re-inspection, higher for a repeat of the same problem; Lost plans recertification at 30 per cent of the original permit fee, with minimums by occupancy group.

    Guidance, not a form: the City’s notice, effective October 1 2007, that a re-roofing permit for a single family residence or duplex appraised at $300,000.00 or more needs a Special Inspector form from a Florida-licensed architect or engineer certifying the re-nailing of sheathing and the roof-to-wall connections, with photographs of each item.
