How a permit moves through City of Coral Gables

Where the application starts

Online portal

The downloadable application is submitted electronically, including signatures. The City’s per-scope requirements document names the permit type to apply for on each of its 38 sections — for a kitchen or bathroom remodel, “FBC Residential — Interior Build-Out/Remodel” or, commercially, “FBC Building (Commercial) — Interior Build-Out/Interior Alteration”.

Where plans and documents go

Online portal

Drawings are uploaded to the City’s EnerGov permit and follow the Electronic Submittal Guide, which sets the trusted agencies for digital signatures, the required permit forms and the sheet naming convention per discipline. The PDF is digitally signed on its FIRST PAGE, per Florida Rule 61G1 for registered architects and 61G15 for professional engineers; each discipline is a separate PDF named by discipline alone — the City says “Do not add addresses or version numbers” and “Do not add sheet numbers or additional text”.

Status and corrections

Online portal

A correction is answered from inside the permit: “There will be a ‘Resubmit’ button under the document that is being requested to upload… This will take you to the Corrections wizard.” The City keeps the paper convention electronically — the design professional stamps the superseded sheet VOID and inserts the new sheet in front of it, and the WHOLE discipline is resubmitted as one PDF each time, revised sheets before void sheets, with a narrative for the corrections and bubbled revisions.
