How a permit moves through City of Hialeah

Where the application starts

Online portal

The City runs Tyler Customer Self Service, and publishes step-by-step guides for it: How to Submit an Online Permit, How to Submit a Revision, How to Register a Contact. The application and owner affidavits are filled out, signed and NOTARIZED before they go in; a condominium also needs an Association Authorization Letter with the president’s signature notarized. The City states that building permit applications require an upfront fee charge with no refunds.

Where plans and documents go

Online portal

Uploaded with the application in CSS. What goes with it is scope by scope in the City’s General Permits Requirements, and almost everything is asked for in TWO copies — two updated surveys for a slab, driveway, fence, shed, pool or addition; two copies of plans, product approvals or specifications depending on the work; two copies of utility approval letters for a demolition or a fence on a utility easement.

Status and corrections

Online portal

Corrections come back as comments in CSS — the City publishes a guide called How to View Comments and Submit Rework — and it charges a rework fee where corrections previously indicated for a discipline were not made. Inspections are requested in CSS or by e-mail, and a permit expires six months after the last APPROVED inspection date.
