The City runs an eTRAKiT online permitting portal and also takes submittals at the Building Department’s Permit Desk. Its rule about paper is the one that catches people out: “All forms that are submitted to the Permit Desk must be originals and be notarized.”

The City’s instruction is to have two copies of anything accompanying the form — “Make sure you have two copies of any documentation that will be accompanying the form” — which matches its Building Submittal Requirements, where every scope is stated in copies: two of signed and sealed drawings, two of the property survey, two of structural calculations where the plans call for them.

Fees

Fees are worked out from: New construction, commercial: 2 per cent of the value of construction; New construction, residential: 1.5 per cent of the value of construction; Windows, doors and shutters: 1.5 per cent of the value of construction, capped; Roofing, residential: a rate per square foot; commercial: 2 per cent of the value of construction.

Minimums: Minimum residential permit and minimum commercial permit — recorded as amounts below.

Charged on top: Upfront fee of 30 per cent of the permit fee; Private provider discounts: 40 per cent with plan review and inspections, 25 per cent for inspections only; Reinspection after a second rejected inspection.
