Where plans and documents go

By email

Plans go in a second PDF, “segregated according to discipline”, attached to the same email; files over 20 MB are uploaded to a file-share and the link is emailed instead. County, DERM and Fire reviews are applied for separately using the Town’s permit application number.

Status and corrections

A permit technician emails a receipt for the charges, and the permit application number is on that receipt. After the trades have reviewed, “a clerk will email you with the outcome.”

Town of Surfside’s fee schedule: Town of Surfside — Building Department Fee Guide, effective Effective March 10, 2026, Resolution 2026-3494 (Code of the Town of Surfside, Chapter 14 (Buildings and Building Regulations) Section 14-29 — Permit Fees, and Chapter 90 zoning review fees associated with the building permit process).

Fees are worked out from: Upfront fee at application: 20 per cent of the estimated permit fee or the base fee, whichever is greater, non-refundable (stated in the submittal instructions).

Minimums: The base fee, where it exceeds 20 per cent of the estimated permit fee.

Charged on top: The guide warns that some fees in it belong to other Town departments — Planning & Zoning, Parking, Public Works — and ride along with the building permit.

Fees are paid to Town of Surfside through The Town: upfront fee with the emailed application, final payment arranged with the clerks.
